In the parking industry, we sell parking spaces for time. The spaces have value for building owners and operators but also (and more importantly) for parkers who need to get to a meeting, enjoy the nightlife, or make it to a dreaded doctor's appointment. Managing these valuable spaces requires attention to the posted and charged rates. One of TPN's products is Rate Consultation. We help operators understand their rates, communicate with customers about those rates, and make appropriate adjustments.  

 

When contracted, TPN conducts a market survey and analyzes the current parkers in the garage. Based on those findings, TPN comes alongside management to set and/or adjust transient and contract rates. If your garage is at capacity at certain times of the week or your rates feel chaotic and tedious, it may be time to call us. A well-managed garage gives discounts only outside of peak demand, has the reputation of being efficient and clean, and sticks to the posted rates throughout the day. TPN can help get your operation there!

When considering a rate change, TPN recommends a simple rate structure that is consistently charged and adjusted regularly. Anytime you adjust your facility's rates, ask "How can I simplify this?" Set your rate structures and apply them well; display rates that answer your customer’s questions and meets their needs. What rates would be most fair to your customers and lucrative for the building owners? It's okay to think outside the box and assemble a rate structure that works for your location. TPN Owner and parking expert Clyde Wilson is a landmine of creative and sustainable solutions. His goal is to have a simple and consistent rate structure and a marketing plan to keep it "just right."

COVID did a number on our parking facilities, but we are starting to see most locations return to pre-2020 capacity and revenue.
